Where do I start?

Buyers: Start saving for your downpayment and get in touch with a mortgage lender to start your pre-approval process. Need lender recommendations? Just let me know and I'll send you my favorites to work with!

Sellers: Contact your agent (me!) when you know you're ready to sell, even if it's a ways out. I can help you prep your home for sale and determine the correct pricing.

Do I have to have my pre-approval to start looking at homes in person?

YES! This is your way of showing me (and sellers)  that you are serious and qualified to start looking at homes. Especially in the time of covid having a pre-approval is required.

What fees should I expect?

Buyers: On top of your down payment you will also need to be prepared to pay for the home inspection out of pocket. Additional closing costs can be estimated with your lender. These fees are usually about 3% of the sales price and include the lender fees, appraisal, title & escrow fees, taxes & insurance, country recording fees, etc. *Sometimes* you can negotiate with the seller to pay some of your closing costs.

Sellers: As a seller, you are paying for BOTH agent's commissions. The current rate for the commission is 5-6% split between the buyer's agent and the listing agent. Additional closing costs can be estimated with your escrow officer. These fees are usually about 1% of the sales price and include title and escrow fees, recording fees, etc. *Sometimes* a buyer may negotiate for seller to pay some of buyer's closing costs.
